While the pandemic has affected all of us in some way, the housing market remains as active as ever. The homebuying process remains largely unchanged, but with social distancing guidelines still in place, it can be an interesting time to purchase a home. To give yourself the best chance to achieve your goal of owning a new home, consider these tips:

Get pre-approved

We always recommend pre-approval, as it's a helpful way to determine your budget so you know how much house you can afford before you start seriously looking. Now it's even more important, because it shows sellers you are ready to act quickly.  Get started on your pre-approval now or check out our mortgage calculators.

Look for safe, tech-savvy solutions

It's easier than ever to minimize in-person contact throughout the homebuying process, if needed. Contractors are often available by phone or video conference, real estate agents can provide video or virtual tours, our mortgage lenders offer online applications and financing, and many title companies can accommodate remote closing options.

Be flexible

Your initial offer isn't the only way to set yourself apart. Let sellers know you are accommodating. Be prepared to follow social distancing standards and wear shoe covers, masks or gloves when touring homes.

Buyers and sellers should both expect the possibility of a virtual tour. There was a time during the pandemic when home showings in Texas were not allowed at all. Stay-at-home orders have been lifted, but some sellers may still prefer virtual showings.

Partner with an agent

Most homebuyers purchase their home with the help of a real estate agent. Having an agent who knows the market can help tremendously when you are looking to find the right home. Many parts of your transaction will require the use of technology: virtual meetings, document signatures, and showings. A good agent will be equipped with the technology and tools necessary to make the homebuying process efficient - even during COVID disruptions.
